Buying.
Don’t go it alone. We sell more manufactured homes in a year than most agents sell in their entire careers. Make sure you are working with agents who are knowledgable in this unique property type. Over the years, we have seen a lot of issues in these homes and with the sales of the homes. Let us use our years of experience to make sure you get the best experience possible.
For lot rent communities, we can help you purchase any home that Integrity Mobile Home Sales has listed. We do not charge any buyer’s agency fees.
For real estate properties, we charge a flat fee of $2,500 for our buyer agency services. There is a $100 non-refundable retainer fee due upon first property viewing. The remaining balance is due at closing. We always attempt to negotiate that the seller pays the remaining balance, and have been very successful, meaning no cost to you for our services.
Selling.
We love selling manufactured homes, which makes a huge difference. You need to work with an agent who believes in what they are selling. We have experience with trusts, probate, and inherited homes. We can also assist with clean outs, if needed.
For both lot rent homes, we charge 6% of the sales price as our listing fee, with a minimum fee of $2,500.
For real estate, the commissions are negotiable, but our rates are much lower than those of many brokerages. We typically charge a 6% listing fee, with a minimum of $2,500 and a cap (maximum) of $5,000 for our basic services.
